A hat-trick of new tenants have been secured at stylish new offices in Leamington Spa, with additional lettings space created to meet demand.
Accountants and business advisors Ai Accounts, therapist Cleo Barnes, and music and arts producer Aveleen Rose are the latest companies to move into 11 Waterloo Place.
The three-storey regency building is owned and managed by The Wigley Group, who have converted it into flexible, modern office space with state-of-the-art meeting rooms following a major refurbishment last year.
It initially provided eight office suites to let and two for internal use, but with the building now fully occupied, The Wigley Group has made its additional two suites available to let to meet demand.
Ai Accounts’ move to 11 Waterloo Place sees it launch its first ever offices and create two new jobs as a result of rapid growth since launching in April 2020.
Founder and director Anna Stafford said: “We offer a full finance team solution, so everything from bookkeeping, cash management, management accounts. We specialise in the Tech and Recruitment sectors – we’re a one stop shop for all your finance solutions and integrate as part of our client’s team.
“We’ve seen fantastic growth in the first three years but as our team was previously fully remote, we needed a space to share ideas and grow together. 11 Waterloo Place is a lovely, prestigious building with a great vibe, so provides the ideal setting to do that.”
Cleo Barnes provides counselling and coaching to individuals, couples, and professionals as well as groups, and moved to 11 Waterloo Place as part of the business’ growth plan.
Cleo, who used to work as a lecturer, said: “As I am focusing all of my energies on the business, getting my own office space rather than a shared office as I had before was a natural progression.
“In my line of work when you are helping people, the environment is a really important factor and the space here is so quiet and tranquil – it’s the perfect setting for clients and for the business to take the next step.”
Aveleen Rose Ltd is a music and film production company which is spearheaded by singer-songwriter Corina Sabou, creating and selling its own high-quality, bespoke content, and working mainly with the film industry.
Before launching the company, Corina previously worked as an economist for over a decade, helping other businesses grow.
Corina said: “As a singer-songwriter, I know the struggles in the industry and for me personally the business decisions and interaction with the artists felt unbalanced – so I launched Aveleen Rose to change that.
“We initially began as an artist services provider but have now expanded our offering to create content, from music composition and production, film and video production, choreography, costume design and marketing.
“A new office is really exciting for us as it’s our first permanent space so I’m delighted to choose Leamington and 11 Waterloo Place, which is such a friendly and positive environment to be in.”
Other tenants at 11 Waterloo Place include housebuilder William Davis Homes, office supplier Apex Connected, law firm JG Poole & Co LLP, and digital studio Yellow Panther.
Jess Wood, Asset Manager at Warwickshire-based real estate investment company The Wigley Group, said: “We’re delighted to welcome our latest tenants to 11 Waterloo Place.
“Interest in 11 Waterloo Place has been really strong since opening last year and, now we’re fully let, we have decided to make a further two suites available to meet demand.
“Leamington is such a great place due to its vibrant business network, whilst 11 Waterloo Place has proved a popular choice thanks to its modern, flexible working space and fantastic town-centre location close to the train station.”
The new office spaces available to let include the 387 sq ft Longwood Suite and 246 sq ft Hundred Suite, with further details available at elevenwaterloo.com.
