A transport and haulage business has agreed a ten-year lease on a Leicestershire site in a deal concluded by award-winning commercial property agency Bromwich Hardy.
R&R Transport and Haulage Limited have snapped up the lease on the workshops and yard at the Eastwoods Service Station in Ashby Road, Stapleton, under the deal.
Bromwich Hardy partner David Penn, who acted for the landlords, said the new tenants had agreed a rent of more than £50,000 for each of the next five years.
“This is an excellent site in a superb location and it is little wonder that it has proved so attractive to R&R Transport,” said David.
“This is a very good deal for both my clients and the haulage company and a sign that well-positioned units offered at the right price remain a highly attractive proposition.”
The site includes a workshop and pre-fab store with nearly an acre of yard across two levels within a gated compound at the rear of the petrol station.
The property previously held a goods vehicle operator’s licence for 20 vehicles and eight trailers.
Last year David oversaw the sale of the service station and its adjoining land – including the workshops and yard – for nearly 20 per cent above its guide price in a £1.41m deal to the current owners. He explains:
“It is particularly pleasing to have been able to work with the new owners to find tenants for the workshops and yard so soon after they acquired the property and to realise some of the excellent investment potential at this site.”
Bromwich Hardy is one of the country’s largest independent commercial property agencies, regularly featuring in independent lists of the most active firms in the industry.
